Loan signings done once, correctly.

Purchases, refinances, HELOCs, reverse mortgages, and CEMA packages for title companies, closing attorneys, lenders, and signing services across the Hudson Valley and all five boroughs.

What a loan signing agent does

A loan signing agent is a commissioned notary with additional training in mortgage documents. I meet the borrower, walk through the package in the order the lender wants it signed, make sure every signature, initial, and date is in place, notarize the documents that require it, and get the package back to title or the lender the way they asked for it.

I do not explain loan terms or give legal advice. If a borrower has a question about the rate, the fees, or what a clause means, that question goes to the loan officer or the attorney before the pen moves.

Packages I handle

  • Purchase closings, buyer side or seller side
  • Refinances, including cash-out
  • HELOCs and second mortgages
  • Reverse mortgages, including application and closing packages
  • CEMA packages (Consolidation, Extension and Modification Agreements), which are specific to New York and carry more documents than a standard refinance
  • Commercial closings and loan modifications

How I work a signing

  1. Confirm. I confirm the appointment with the signer directly, including the ID they will present and who else has to be at the table.
  2. Prepare. Documents are printed, checked against the instructions, and flagged for every signature, initial, and notarization before I arrive.
  3. Sign. I arrive on time, verify identity, and run the package in order. Nothing leaves the table until it has been checked twice.
  4. Return. Scan-backs go out the same day when requested, and originals ship by the method in your instructions.

Rates

Loan signings start at $150 for a residential or commercial closing. CEMA, reverse mortgage, and other high-document-volume packages are quoted. Travel ($25 to $50) and scan-backs ($25 to $50) may apply depending on the job. Title companies and law firms with recurring volume can ask about standing-order pricing.

See the full rate card or the page for title companies and law firms.

Why New York signings are different

New York is an attorney-closing state. Purchase closings are typically run by attorneys with a title closer at the table, so signing agents here are most often called for refinances, HELOCs, reverse mortgages, seller-side or split signings, and out-of-state lender packages. Knowing who is supposed to be in the room, and what belongs to the attorney, keeps a file clean.

Common questions

How much notice do you need for a loan signing?

Same-day and next-day signings are often possible. Call or text (845) 237-4645 with the date, time window, and location and I will confirm availability right away.

Do you do evening and weekend signings?

Yes, by appointment. Many borrowers can only sign outside business hours, so evening and weekend appointments are a regular part of the schedule.

Can you send scan-backs?

Yes. Scan-backs of the signed package are available for $25 to $50 depending on size, sent the same day when requested.

Can you explain my loan documents to me?

I can identify each document and show you where to sign. I cannot explain loan terms or give legal advice. Questions about your loan should go to your loan officer or attorney before or during the signing.

Have a closing on the calendar?

Call or text for the fastest response, or send the details and I will confirm by phone.
